+ Do you have the deed? 
+ Is the land your selling free from any liens?
+ Do you have the plat map?
+ Can you guarantee title to foreign investor that they own-it 100% ?
Land buyers want to know exactly what they are buying.  This includes the exact boundaries, at-least the proper description that will be on your deed.  The plat map, will give the boundaries and parcel number from the taxing agency, usually found in the County the land is situated in.

Here in the USA, selling land takes some time.  Many Real Estate agents will list a property, and it get shoved onto the MLS amongst the rest of the lump available in that area.  Good if you know exactly what block or neighborhood you want to buy or invest in. 

If your property your selling is unique, it&#039;s best to broaden your real estate marketing to land for sale by owner websites that will highlight your property features, and the search competition on that site is specific for that area.  More people will Read your land advertisement, if you are the only seller in that State or Country.  Do a Google search for &quot; Land For Sale By Owners &quot;, and you will see where you can place your land for sale, at a reasonable price, and get direct viewers interested in your property.  The selling of your land is up to you, once you receive the call, you will need to negotiate, draft up the land contract.

If once you get a land buyer, that has given you the down payment, it&#039;s easy enough to have the escrow officer local to you, guide you through the process of selling your land in a safe way to protect yourself and the land buyer.  

BE Forewarned that there are Countries like Malaysia where Non Malaysians like USA Citizens -  CAN-NOT Own the Land - but ONLY LEASE IT!!!.  This is not a good investment.  Advertising land that you cannot guarantee full ownership, is basically worthless, and I think is false advertising.  

This brings up another point about Advertising Land For Sale on those Free sites like what the above poster is looking for.  You Get What You Pay For.  The land for sale sites that charge for their listings, have a higher reputation of honest sellers because scam artist, that can list anything piece of crap for free - WILL.  Looking for a bridge to buy?  If you want to sell your land, post it on a land for sale website that gets or has a paid advertisement web-page, that gets your land indexed well with the major search engines.  It&#039;s easy to check, just type in the phone number of the ad, or part of the ad on the site your considering going too, and see how it ranks in Google or Yahoo.  

Correct me if I&#039;m wrong ( don&#039;t think so - Google it ) friend got ripped off by investing in Malaysia :-/ by this type of Pay for the construction, with his GF being on title, then charging rent, for something that he paid to build???  Just another way to soak Americans from their money.  Don&#039;t get fooled by the beautiful beach properties in Malaysia.  If you don&#039;t own the land - move onto another Country to invest.</description>
